Can I find out information on energy costs for a house that we may be purchasing, before we purchase?
Yes, we have a couple of options for you.
Normally, utility information is available for such purposes. The existing homeowner can simply request this from their utility company. If there is no utility (i.e. house uses propane, or fuel oil for heating/water heating), it can be a bit more difficult to get reliable information. However, a home energy rating can be conducted to determine heating/cooling/water heating/overall energy costs.
A home energy rating can be one component (or a condition of the purchase) of the home inspection process. This computer modeling service is offered state-wide and is conducted by certified home energy raters working with Home Performance with ENERGY STAR®. The rating includes performance testing for air leakage, combustion safety testing (if deemed appropriate depending upon use of chimney-vented appliances), exhaust fan testing, and an insulation evaluation of all building components including foundation walls, rim joist/band joist, exterior walls, ceilings, cantilevered floors, doors and windows (with reference to solar orientation and shading). The software calculates all the energy costs and can also be used as a tool to determine available savings for making energy improvements such as reducing air leakage, adding insulation, replacing heating /cooling/ water heating equipment, replacing windows, and more. You can locate a partnering consultant in your area on our Web site or call 800.762.7077.
